We have just put up a clear picture of the massive shift in asking prices in Co Dublin for 3-bed semis between 2005 and 2008 that you might be interested in:
Morgan calls for “proper price and quantity statistics”, and we are getting there with our databases on propertyweek, but (while the Data Protection Act inadvertantly prevents us from knowing “what our neighbours got for their place”) we still rely on asking prices. However, they are in fact a very sensitive indicator of market conditions in that they change rapidly while vendors (and their agents) try to find a price that attracts interest and offers; and when that point is reached, they stay steady until a deal is done (or not, as the case is often at present).
